As real estate professionals we understand how difficult the process of selling a house can be, especially when you have kids. The process can be emotional and difficult from a child's point of view as well. It's our job to try and make this process as smooth and painless as possible. Here are a few tips you might want to use when your ready to sell.
Flush and Go
When the realtor calls and says "We have an interested party who wants to see the house in 1 hr!" We understand when your motivated to get a home sold you do everything you can to accommodate last minute showings. It can be hard to manage jobs, kids, dogs, etc. One thing we recommend before you run out the door- make sure your quick walk-through of the house includes checking the commode!
Make it Fun
We know kids can be uncomfortable with change, but family counselors and therapist have found that the more you involve kids the easier it is on them. So try to make packing a contest or game. Let them know that the move will give them be full of opportunity and potential for them.
Less is More
Having kids comes with a lot of toys, clothes, and stuff! Clutter makes rooms look smaller and distracts potential buyers from imagining themselves in that space. Purchasing fashionable bins and baskets for storage is a quick way of organizing and hiding potential clutter.
Prepare "Showing Bags"
Another handy tip is to have "Showing Bags" prepped and ready to go. These are bags that include items like juice box, printed coloring page off the internet, a favorite small book, a snack, and a favorite cozy blanket. This helps kids feel better about being asked to leave their home and maybe even create some excitement about jumping in the car and taking off, when maybe their feeling a little cranky.
Minimize Showing Times
Showings mean packing up the kids and taking off to another destination like the park, the movies, or a family members home. We understand this can be stressful on children, so regardless of what a real estate agent tells you- you can choose when you want have the home available for showings.
